2| The Home Search

Begin your search for the perfect home right here with the latest MLS listings in your desired neighborhoods. Create a free account to save your favorite properties, request showings, and much more! As your REALTOR® team, we’ll also search for homes on your behalf. Once you find a property you’re interested in, we’ll arrange a showing for you to tour the home in person.

3| Making An Offer

When you're ready to make a purchase, we’ll guide you in creating the most compelling offer possible. We’ll also handle all the necessary paperwork on your behalf. There’s a lot to consider when making an offer, including the purchase price, closing date, sale contingencies, and any special terms specific to your situation. Once the offer is submitted, the seller can accept, reject, or counter it. If a counteroffer is made, we’ll enter negotiations until an agreement is reached or the offer is rejected by either party.

4| Going Under Contract

Once your offer is accepted, you’ll officially be under contract. While the purchase won’t be finalized until closing, the home cannot be sold to anyone else while the contract is in place. At this stage, unless you're paying in cash, you'll need to make an earnest money deposit and secure your mortgage loan. With various loan programs available, it’s essential to partner with a trusted lender who can guide you in choosing the best option for your unique situation.

5| Inspections

Inspecting the condition of your future home is a crucial step in the buying process. A licensed home inspector will perform a thorough evaluation of the property, identifying any issues with the structure or systems. The inspector will also check for potential problems like pest infestations or mold. Depending on the terms of the purchase agreement, we may enter further negotiations to address any concerns uncovered during the inspection.

6| Home Appraisal

Your lender will arrange for a professional appraisal of the home. An appraisal provides an impartial estimate of the home's true market value and is carried out by an independent third party. The appraiser will determine the property's value, which will be shared with all parties involved. If the appraisal comes in lower than expected, you may have the option to renegotiate the purchase agreement or cancel the contract.

7| The Final Walkthrough

Before closing, we’ll conduct a final walkthrough of the home to verify that all agreed-upon repairs have been made and that the property is in the same (or better) condition as when the original offer was made. This is your last chance to address any issues with the home before closing. Based on the purchase agreement, you may sign an addendum confirming that the walkthrough is complete and the home’s condition is acceptable.

8| Closing!

The moment you’ve been waiting for has arrived! Your lender will present a final closing disclosure, detailing the loan terms, monthly payments, taxes, and any closing costs. After confirming you're cleared to close, you’ll sign the necessary documents to finalize the purchase and loan agreement. Once all signatures are in place and the loan is funded, you'll receive the keys to your new home and can start the next chapter!
