Your Path to Homeownership
Selling your home starts with the right support. Our smooth selling process makes every step clear, from listing to closing. Let us take care of the details so you can focus on what matters most—moving forward with ease.
1| Evaluating Your Home
The first step in selling your home is assessing its condition. Address any cosmetic or functional issues and consider upgrades that could increase its value. Keep in mind that some problems may need to be disclosed to potential buyers. We'll review the findings and explore options to ensure your home is in the best possible condition to attract buyers.
2| Choosing An Asking Price
Several key factors influence the determination of a competitive list price for your home, including location, condition, age, supply and demand, and local market trends. A Comparative Market Analysis (CMA) of recently sold homes in your area can also provide valuable insights. Additionally, you may opt for a professional appraisal before listing. Understanding the market’s willingness to pay is crucial to a successful sale, and these factors will help guide your decision when setting a list price.
3| Getting Market Ready
Preparing your home for sale can significantly impact what buyers are willing to pay. Depending on the home’s condition, there are three main areas to focus on: maintenance and repairs, renovations and upgrades, and staging. Getting your home market-ready may involve tasks such as decluttering, addressing maintenance issues, updating paint colors, and enhancing the landscaping. Professional staging may also be beneficial. The goal is to prepare your home to make a strong impression and attract the best possible offers.
4| Listing Your Home
Once your home is market-ready, we will arrange for professional photography. Your home will then be listed on the local MLS and shared with area brokerages and agents. We may also utilize additional advertising strategies to reach the broadest possible audience within the target market. Developing a customized marketing plan will help attract the right buyer.
5| Receiving Offers
A buyer will make an offer, or possibly multiple offers, which you can choose to accept, counter, or reject. If you make a counteroffer, negotiations will continue until all parties reach an agreement or you decide to reject the most recent offer. Negotiations may cover various aspects, including the sale price, concessions, and financing. Once all parties agree, contracts are signed, and after the attorney review period, you will officially be under contract!
6| Inspections
After an agreement is reached, the buyer may schedule a professional inspection and appraisal to assess the home's condition and value. Based on the findings, we may enter another round of negotiations until all parties reach a resolution. Depending on the strategy, you may decide to make the repairs requested by the buyer to strengthen other aspects of the negotiation.
7| Closing!
Closing day has arrived! The buyer’s lender will give final approval for closing, and you will sign the necessary documents to finalize the sale. Once all parties have signed, the title company will either wire the proceeds or issue a check to your bank account, officially completing the sale of your home!
